Surveys and inspections

Spectiq: the report takes shape during the inspection

A building survey is craft work done on site. You walk the property, you see what is going on and you know what it means. The work that follows is not that: sorting photos, typing out findings and putting everything into the right layout costs an evening per survey. That is why we built Spectiq, the platform for building inspections: property details from the BAG, the Dutch public register of addresses and buildings, findings per building element, and at the end a PDF in your own branding or a link for the client.

A tablet on a stand on a wooden windowsill in an empty house, with a folding ruler and a laser distance meter beside it; the screen shows nothing but blocks of colour.
What can we help you with?

Every survey produces the same things, and costs the same evening every time

Photos, findings per building element and a report that goes to the client: that is the same in every survey. Which is exactly why it goes wrong once it is done by hand each time. The photos sit on a phone, the notes in a notebook or a voice memo, and the report is assembled in a word processor in the evening. What sits between the inspection and the delivery is then not your judgement but your typing.

The second problem is consistency. Two inspectors from the same firm soon deliver two reports built up differently: another order of building elements, another way of phrasing a point of attention, a cover page that differs each time. A client who receives ten a year notices immediately. Spectiq tackles both: the manual work after the inspection, and the differences between reports that should not be there.

Record findings where you stand

You work through the property element by element and record what you see for each one: the condition, the point of attention and the photo that belongs with it.

Type it or speak it in, whichever is faster at that moment. The report grows while you walk, so at the end of the day there is no pile of loose notes left for someone else to decipher.

Property details that are already filled in

An address is enough to pull up the property, so the header of the report does not come from your memory or from an earlier job.

That saves retyping, and it saves the mistakes that come with it.

One structure per report type

A condition assessment follows a different layout than a pre-purchase survey, and a quick scan is shorter than either. The report type decides which elements come past and which fields have to be filled in before the report can leave the building.

That way one surveyor delivers the same structure as the next.

The report in your own branding

Cover, property details, findings and recommendations in your layout, with your logo and your way of phrasing things. Not a supplier's template with your logo pasted into it.

Every surveyor delivers the same document, including the colleague who joined last month.

Delivering it to the client

As a PDF when the client asks for one, and otherwise as a link that lets them read the report online and ask a question at the report itself.

Everything in one file

No more loose Word files and photo folders. The report stays in one file from the inspection through to the client, with the photos, the versions and the progress alongside it.

Findings therefore stay in one place instead of spread across folders, mailboxes and the phones of people who may no longer work for you.

Value proposition

Spectiq is ours: we built it

We normally build platforms for trading companies with tens of thousands of items. What those companies do with a product catalogue, an inspection firm does with properties and findings: data that belongs in one place, imagery that has to look the same everywhere, and work that still moves by hand from one system to the next. Spectiq is the proof of that. It is not a package we resell and not a template we adapted: we designed it, built it and run it, and you can look at it today at spectiq.nl.

There is one line we do not move: the judgement stays with the inspector. A system can lay out the structure, fetch the property from the BAG, put your sentences in the right place and set the document. What a finding says and which score an element is given is decided by the professional who stood there. The Spectiq terms say so in as many words: the AI output is an aid towards a draft report and never a finished report, and the inspector remains responsible for the content and the professional judgements.

Five report types in SpectiqNEN 2767, three variants of NTA 8060 and the QuickScan for foundation risk.
Property details from the BAGPostcode and house number fill the property; you no longer retype the report header.
A client portal without an accountYour client reads the report online and asks their question at the report itself.
The inspector decides, the system takes notesPreparing and formatting happen by themselves; the judgement and the signature stay yours.
Spectiq

What Spectiq does, from address to PDF

Spectiq is the platform for building inspections that we built ourselves and run ourselves. Everything below is on spectiq.nl today and works in the application behind it; we describe it as it is, not as it was once meant to become.

The shortest summary is the promise the platform makes itself: write the report on site, share it the same day. The property, the building elements, the photos, the layout and the delivery sit in one file for that, instead of in separate documents and folders.

From address to report in three steps

Enter a postcode and a house number and Spectiq pulls the property from the BAG, the Dutch public register of addresses and buildings. You then pick the report type and the client, and start the inspection.

Step two is writing per building element, step three is delivery. There is no detour via a word processor in between.

Writing per element, with photos and a score

Summary, property details, structure, facades, roof, installations, recommendations and appendices each have their own editor, with progress and versions. You type or you dictate, and attach the photos straight away.

You record a score per building element, so foundation, facade masonry and roof structure end up in the same table with their condition.

The report types and the standards

There are five: NEN 2767 as the full inspection with a score per building element, the technical building survey NTA 8060:2021, NTA 8060 extended, NTA 8060 housing inspection and the QuickScan for foundation risk (Phase 0).

The report type decides which elements come past and how the document is built up, so two inspectors from the same firm deliver the same structure.

Delivery: a PDF or the client portal

You export the report as a PDF in your own branding, with cover, summary, property details, the building elements with their findings and the recommendations.

Or you send a link to the client portal. Your client needs no account there: they read the report online, work through the points of attention per category with their status, ask their question at the report and download the documents.

What Spectiq costs

Flex costs €25 per final report, with 10 GB of storage for one user and no bundle or commitment. Pro costs €349 per month for one user: thirty reports a month, €15 per report above that, 150 GB of storage and all report types.

Organisation costs €699 per month for two users, with thirty reports per user pooled across the team, roles and shared templates, and €349 per month for every additional user. All prices exclude VAT, are for business use only and can be cancelled monthly.

Products and services

What we can put in place for an inspection firm

You do not have to choose everything at once. Most firms start with the report itself, because that is where the evenings go, and only later add a portal for clients or a link to their invoicing.

Everything below runs on the same foundation as the large environments we build. If your firm grows from two inspectors to ten, it grows with you without starting again.

What sets MagicEverse apart?

Four things you will not get elsewhere

Software for a trade that comes with a standard and a liability is not something you buy from a product sheet. You want to see your own report come out the way you deliver it, and you want to know where responsibility sits if something in it is wrong.

These four points are about that. They hold for a firm with two inspectors just as much as for an organisation with ten people out on the road.

1

It is already running, you can look at it today

Spectiq is not a sketch and not a roadmap: the platform is at spectiq.nl and it carries the report types listed above today. So you are judging working software, not a product sheet full of promises.

2

We rebuild your way of surveying

The order of the elements, the words you use for a point of attention and the fields that are mandatory in your firm: that is the trade, and we fit it to you. We are the builder of Spectiq and not its reseller, so a wish about the report is a change here, not a request to a supplier.

3

Responsibility stays where it belongs

The system prepares, you decide. No report reaches your client without you releasing it. The Spectiq terms say it themselves: the AI output is an aid towards a draft report and never a finished report, and the judgement on an element is and remains that of the inspector who stood there.

4

One point of contact, and your data stays yours

No agency referring you to a hosting party that refers you to a developer. We do the design, the build and the running. Your reports and photos stay yours and can be taken out again whenever you want.

What belongs with this

Spectiq is the example of how we work: first build something that runs, and only then talk. What that way of working looks like and where the limits of the agents that do the groundwork lie is set out below — and that is exactly what you want to know before anything leaves the building in your name.

If you want to see what a client portal looks like or how a link to your own administration runs: both are described under Our products. The platform itself you can look at on spectiq.nl.

Shall we rebuild your report?

Have a look at Spectiq on spectiq.nl, or send us one report you deliver today. We rebuild that structure as a working environment in your branding, on an address of its own, so you can put it next to your own document.

If you do not like it, it costs you nothing and you keep the design. Prefer to talk it through first? Ask through the form and you will hear from us the same day.
